Common Types of Commercial HVAC Systems

Commercial HVAC systems have the same goal as residential systems — effective climate control, including comfortable temperatures, 40% to 60% humidity levels, and good indoor air quality. Like a residential system, commercial HVACs achieve this with cool or warm air, a distribution/ventilation system, and controls. The control comes from simple programmable thermostats like residential thermostats or more complex direct digital controls.

A DDC thermostat uses a central computer to monitor and automate climate control for more reliability and better energy efficiency. The DDC workstation offers troubleshooting and maintenance capabilities, performance updates, and manual and automated options. DDC and simple thermostats can be programmed with temperature setbacks, i.e., periods when the system does not control temperature. This produces energy savings of 5% to 20%.

The overall diversity of commercial HVAC systems is more significant than residential systems. This blog post will provide the information you need for high-quality climate control and low utility costs.

The two primary ways commercial HVAC systems differ from residential ones are in power and size. For the most part, commercial systems are much larger with much more powerful components. Still, as commercial business spaces range from high-rise office buildings to tiny boutiques, there are many variations.

The four main source types for heating and cooling commercial buildings are:

  • Rooftop units: While most residential units are outside the home, to the side, or in the backyard, many commercial HVAC systems are located on the roof.
  • Heating: Commercial heaters are either hot air furnaces that burn fuel for heat or radiant heaters that provide heat directly.
  • Heat pumps: Heat pumps both heat and cool, exchanging heat from the air, ground, or water.
  • Chillers: Cool air is generated by distributing cool water to cooling coils through a pipe.

HVAC Systems for Commercial Buildings & Properties

The best HVAC system for your building will depend upon design, air quality, energy efficiency, and local climate. Here’s an overview of the types of systems available:

Single-Split Systems

In a single-split system, there is one evaporator coil, a compressor, a refrigerant, and a furnace. These systems heat and cool rooms individually, which makes them good air conditioners for server rooms and small spaces. They aren’t suitable for big commercial buildings with multiple separate rooms unless you have space to install an outdoor unit for every indoor unit.

Multi-Split Systems

Large commercial properties can benefit from a multi-split system. They function similarly to single-splits, but with only one outdoor unit to serve multiple indoor units. Multi-split systems are used in shops, offices, and restaurants and are unsuitable for small commercial spaces.

Packaged Systems

While split HVAC systems have the air handler and evaporator coil in an indoor cabinet and the compressor and condenser outdoors, a packaged system has all components for heating and cooling in a central outdoor compartment. These all-in-one units are installed outside at ground level or on the roof and work best for buildings that don’t have room for massive systems. They’re also suitable for places like hospitals, hotels, senior homes, and apartments, where residents need to control their room’s climate individually.

Variable Air Volume

A VAV system varies airflow to create a comfortable constant temperature and allows you to cool or heat different areas separately. This makes them suitable for multi-room buildings like those with many small offices. They aren’t ideal for a single large space, like a warehouse.

Variable Refrigerant Flow

VRF or VRV systems are heat pump and heat recovery systems that heat and cool by distributing refrigerant into whatever zone needs heating or cooling. They aren’t ideal for large assembly spaces but are good for mixed-use facilities. They’re highly energy-efficient, as they recover waste heat for heating water or other rooms. They can also provide warmth in some rooms while cooling others.

Constant Air Volume

CAVs regulate climate control by adjusting the air supply temperature while the airflow remains constant. This makes them ideal for properties like exhibition halls, with few windows and large open areas. They don’t provide multiple heating and cooling zones.

Combining HVAC Systems for Warehouses

If you own a warehouse in Murfreesboro, TN, or the surrounding areas, you might need to combine a commercial HVAC system with one of the climate control solutions below:

  • Large ceiling fans: Warehouse temperatures can be cut by 20 or more degrees with a 24-foot blade and high-volume/low-speed fans.
  • Industrial box fans: An industrial box fan is a portable solution that shifts large volumes of air through big spaces.
  • Evaporative coolers: For economical cooling, evaporative coolers combine a refined misting system with a box fan.

One of the owners of the company took the time to work with us to ensure that we had the product that worked best for us. Working with this company reminds us of the customer service that was provided before companies started to outsource portions of their operations. Great praise to Parkers for everything that they do...
